Pets
Unfortunately we do not take pets but can recommend others that do.
Number of guests per cottage
All three cottages sleep up to 6 guests with abalina 1 and 2 having 2 queen and 2 king single beds plus one child in a porta cot. both superior abalina-on-thompson and premium abalina-on-cobden have one king bed, one queen bed and two king single beds
Breakfast
Breakfast is an add-on service. The breakfast price is $35 and consists of natural muesli and Sustain, 2 litres of orange juice, 2 litres of 2% fat milk, yogurt, cling peaches, loaf of raisin toast or bread, jam and butter. This may be varied to suit tastes.
Smoking
All cottages are non-smoking. If you smoke in the courtyards, butts are to be put in the Council rubbish bins and not in internal bins. Significant charges can occur if you smke in our accommodation including costs associated with scrubbing down all walls and dry cleaning all soft furnishings quilt covers, blankets and rugs.
Deposits and Full Payment
A deposit of 50% of the total tariff is to be paid by credit card or Internet transfer to secure the booking. However, if the booking is being made more than 6 months in advance, please phone to organise a smaller deposit of $250. The balance of the deposit then is required 3 months in advance of the booked date of arrival. We accept Visa and MasterCard. We do not accept American Express or Diners Card. Full payment is required 30 days prior to arrival. If paying by cheque, cheques are to deposited the next day into abalina cottages account. If full payment is not received 30 days prior to arrival, the host reserves the right to cancel the booking.
Host may move you to an equivalent cottage or upgrade you to superior cottage
In order to facilitate bookings, on a rare occasion, your host may move you to one of our other cottages of equal or superior standard.
Cancellation and Refunds
Provided that a cancellation occurs more than 30 days prior to the booked date of arrival, the deposit (i.e. 50% of the total tariff) is refundable, less a $50.00 administration levy.
If a cancellation occurs less than 30 days prior to the due date of arrival, we will endeavour to re-book the accommodation. If successful, the full payment/deposit will be refunded, less the $50 administration fee. If not, unfortunately there will be no refund and the full payment will be required before a transfer to another date can be made.
If a cancellation is made 7 days or under in advance of arrival for off-peak bookings, there will be no transfers. Any transfers will be at the discretion of the host but generally will not be given. An attempt will be made to rebook the cottage and, if successful, a $50 administration fee deducted from the refund provided it is fully paid up at the time.
For off-peak bookings, with over 7 nights advice of cancellation, a transfer will be made to a date suitable to the host and guest if the booking is fully paid up.
Transfers cannot be made from peak and popular periods such as The Hot Rod Weekend, long weekends, Melbourne Cup, Easter, Christmas, January and July. If a re booking does not occur for these dates, there will be no refund.
If the balance payment is not received 30 days prior to arrival, the host reserves the right to cancel the booking. The deposit will only be refunded if a successful booking is made (less $50 administration fee).

Check-In and Check-Out Times
For bookings of 1-4 nights, check in after 3pm and check our before 10.45am
For bookings of 5 nights or more, check in after 3pm and check out before 10am.
Booked Rates to be reduced when new specials offered
Where a new standard special comes into play (except a last minute special) , the host will contact guests with existing bookings to advise of a rate reduction or other enhancement to their booking (a refund will be given or the balance reduced on the final payment). This does not include last minute specials. If there is a price rise, the booking rate remains as per the original price. Clients should have every confidence that, with online bookings, they will be given the best published rate by the time they arrive. Best rates for special are through phone and email bookings. If a guest books online and does not therefore receive the special, the rate will be recalculated and then the online booking fee added.
Damages Policy
While we acknowledge that accidents can happen, any breakage or damage is the guest's responsibility and may be charged for. Glassware and crockery is $5 per item if you believe it was your fault.
Software Error
Should a booking be made where the software total is in error and contrary to the declared rates, the host reserves the right to cancel the booking if the guest does not want to pay the actual rate as declared on the website. A full refund will be made with no cancellation fee charged.
Conditions of specials
In offering specials, it is expected that guests clean the kitchen and dining areas and return all items to their original position. The hosts reserve the right to add a $50 cleaning fee or decline to accept return guests who did not follow these cleaning requirements.
Additional guests
if a situation arises where additional guests come during the stay (not exceeding 6 guests plus one infant in a porta cot) the guest whose name the booking is in must contact the host so that the rate can be recalculated. The host reserves the right to charge for additional guests and decline future bookings when additional guests are not acknowledged.
